Moving Toward Construction | Weeks 1-5
Immediately following the execution of the contract, we begin expanding the Bid Set Plans into the Permit Ready Set that your contractor will use for the building permit application. During this time, we also request shop drawings from our core group of fabricators so they can begin manufacturing components as soon as possible upon our review and approval. We expect to have the Permit Ready Set of plans available in 4-5 weeks after we receive the deposit required at the time the contract is executed. A preconstruction meeting with your contractor is scheduled early in this phase to review our online systems and provide an overview of the support we offer during construction. Additional permits (soil erosion, well & septic, land use, etc.) are typically applied for prior to the building permit, and preliminary site work (boundary survey, tree clearing, etc) can begin.
The Building Permit | Weeks 6-9
After the Permit Ready Set is uploaded and available to use, your contractor can submit an application for a building permit. We continue to expand the Permit Ready Set into what ultimately becomes the Full CD Set, which includes approximately 100 pages of plan views, elevations, details, schematics and material schedules. While we work to bring the plans to completion and initiate the production of the early kit components, additional sitework and a foundation survey should be completed to prepare for the building foundation. We allow approximately 4 weeks for the permit application process, but this timeframe may vary considerably depending on your local municipality.
Installing the Foundation | Weeks 10-11
Whether helical piers or precast, poured or block walls, our goal is to work with your contractor to have a foundation completed in 12 weeks or less from the time the contract is signed. There are a number of variables that can affect this timeline, and we’re able to work with your contractor to accommodate unexpected delays. A secure storage container and telehandler should arrive on site prior to the foundation installation to facilitate material deliveries.
From Foundation to Dry-in | Weeks 12-16
After the foundation is installed, we begin the first series of just-in-time deliveries according to the construction sequence. On average, approximately 2 deliveries per week occur over a 4-5 week period as your contractor builds a weather tight shell to prepare for the next phase of construction.
MEP Rough-ins & Exterior Finishes | Weeks 17-21
As soon as the roof is completed and windows and exterior doors are installed, mechanical, electrical and plumbing contractors can begin the rough-in portions of their work. Decking and cladding can be completed on the exterior of the shell while interior MEP work continues. We pause deliveries during this time to allow your contractor and team the time they need to complete this phase, but we continue to work behind the scenes to prepare for the next series of material deliveries. We tentatively plan 4-6 weeks for this part of the project, but it is not uncommon for this phase to be extended.
Beginning the Finish Phase | Weeks 22-27
After rough inspections are passed, the finish phase begins with the second and final series of just-in-time deliveries. Drywall, paint and flooring will be completed to prepare for the arrival of the final finishes. This phase typically lasts about 6 weeks, though again, some variability in time frame is expected.
Final Finishes | Weeks 28-32
Cabinets, countertops, lighting fixtures, etc. arrive in sequence during this final phase of construction. Your contractor and a number of tradespeople will be on site to complete all facets of the build. Although true during any phase of the process, it is particularly important that this stage of construction is not hurried. The future enjoyment of your Hygge home depends largely on your contractor having the time and space required to perform the highest quality work at this stage.
Certificate of Occupancy
Upon successful completion of your project, you will receive a Certificate of Occupancy which will allow you to move in and begin enjoying your new Hygge home.

As we all continue to address the ongoing issues with the supply chain, logistics, and availability of skilled tradespeople, we ask you to recognize that the projected 8-9 month timeframe from signed contract to completion continues to be realistic, but can be difficult to achieve.
