It all starts with a plan set.

It all starts with a plan set.

Every Hygge Home or Hybrid build starts with creating an initial set of plans for your desired home layout. Each plan set includes the necessary architectural drawings needed to get pricing quotes from our prefabricators and your local contractors, which will give you insights into the estimated cost and timeline for your build.

Every Hygge Supply journey begins here.

We're glad you're excited about building a Hygge Supply home, and we can't wait to connect with you. The first step is to provide us with information about your desired home. We'll use that information to design an initial set of plans that can be used to:

How much will my build cost?
How long will it take to build?
Will my home be prefabricated or built on-site?

How the process works.

We've designed a streamlined process to take your home from initial plans to move-in ready. Here's an overview of the process of working with Hygge Supply.

Select Local Contractor

Whether you decide to build completely on-site or have prefab modules built in the warehouse and assembled on-site (our suggestion), you’ll need a local contractor involved in the process to handle construction.

Choose Your Build Process

Your home will either be built by our prefabricators and assembled on-site by your local contractor or built completely on-site by your local contractor. We're the designers, architects, and suppliers of components of your build, but we aren't the builder.

What's included with your plan set.

Here's everything you get with your initial set of plans. Additional site plans and engineering plans will need to be created later, but this will get us started.

Prefab Modular Cost Outline

Prefab Modular Cost Outline

When your plans are ready, we'll send them to our prefabricator to provide you with a quote to build modules in the warehouse and have them delivered and assembled on-site. Even if you think you'd like to build on-site, we've had clients surprised to learn of the potential cost and timeline advantages of a prefab modular build.

Common Questions

Common Questions

Common Questions

What's not included in my plan set?

Great question. Here are a few things you need to know: Plan sets are not construction-ready plans. They do not include mechanical, electrical, and plumbing plans and are not yet ready to hand over to your contractor to get building permits. Plan sets do not include cabinet elevations. Cabinet elevations are a specific type of interior elevation that focuses on the detailed vertical layout and appearance of cabinets, appliances, and other built-in elements on a wall. Those come later in the process. Plan sets are not site plans. We can create site plans, but they are done separately. Plan sets do not include an energy audit. Plan sets do not include any engineering specifications, such as foundation plans or full MEP. Ok, now that we've got that out of the way, we want you to know we are here for you! When the time comes, we can do each of these things for you and help you along each step of the process. That's what we're here for. This is just the first step to get the ball rolling.

How much do Hygge Supply plan sets cost?

Plan sets cost $3.25 / sqft. For example, let's use a 2 bed, 2.5 bath home with a 350 sqft. pod. The standard square footage for the 2 bed, 2.5 bath home is 1601 sqft. Add that to the 350 sqft. pod and we end up with 1951 sqft. for the total home. 1951 sqft. x $3.25 = $6340.75 for the plan set.

How much will construction costs be?

This is the question everyone wants an answer to...and it's also the most difficult answer to provide up front based on a variety of factors that impact cost like location, build process, material availability, and more. Since we're not a builder, we can't provide you with a build estimate. Our goal is to build a higher-end product that falls within the average cost per sqft range in your state. If you look at the construction cost averages in your state and multiply that by your desired design square footage, that will give you the best range of what your build will likely cost. Once your plan set is created, you can get a more accurate cost outline from your contractor, and we'll provide a cost outline from our prefabricator.

Can't you give me a ballpark construction cost estimate based on other builds?

The short answer is no, because it wouldn't be fair to either of us. The problem here is that pricing home construction is not a standardized practice across the country. The exact same floor plan built on two different properties could have varied pricing based on location, access to the property, type of foundation, etc. That's why we wait until we have your plan set to provide to our prefabricators and your local contractor to provide the most accurate cost estimates.

What's the difference between a prefab and an on-site build?

The primary difference is the method by which the home is built and assembled, which often leads to significant differences in cost and timelines. A prefabricated home is built in panels in a climate-controlled warehouse and shipped to the build location, where final assembly occurs on-site. Because most of the build takes place in a controlled environment, costs are more predictable, weather delays are not a factor, and construction typically moves faster. Contrary to popular belief, prefab construction does not mean lower quality. The same materials and techniques are used in both prefab and on-site builds. Once assembled on your property, your prefab home will have the same durability and longevity as any other home. An on-site build, on the other hand, is completed entirely at your property from start to finish. While on-site builds may give you greater visibility into the project and process, they also involve more variables, as weather, local material availability, and costs can significantly impact your build.

How long does construction take?

Timelines depend heavily on the build path you choose. Prefab build: Expect it to take 9–18 months after your plans are finalized to have your home move-in-ready. On-site construction: Expect the construction process to take anywhere from 18–36 months after your plans are finalized for a move-in-ready home.
